With each year, many questions arise surrounding the housing market. What will mortgage rates look like in the coming months? What about home prices? What about current economic uncertainty? The list goes on and on, making the RiskWire Housing Pulse the perfect place to learn some of the answers.
In the fifth edition of the Housing Pulse, Chief Economist, Eric Fox, and Senior Research Economist, Reena Agrawal, welcome special guest, Bob Corcoran! Bob is the owner of Bob Corcoran and Associates and has been a standout figure in the real estate industry for over thirty years, emphasizing his deep knowledge of the housing market.
Bob's Real Estate Outlook in 2025
When generally talking about the housing market in 2025, Corcoran sees that real estate will be a little flat. He also sees listing prices increasing minimally, and prices in general increase by 1-2% over the course of the year. Corcoran also states that, “sellers have to realize that their house isn’t worth what it was three years ago.”
He is also currently watching the volatility in the real estate market. Corcoran sees a segmented market, where coastal areas see larger jumps in prices compared to more stable markets in the Midwest.
Stock Market Swings: A Catalyst for Real Estate Investment
When asked about the current stock market volatility, and whether that would keep buyers on the sidelines, Corcoran suggested the opposite was more likely. He thinks, and has seen that when the stock market tanks, people want to take their money and put it into something more secure, like real estate.
When asked the same question, however, specifically for first-time home buyers, Corcoran said, “In my professional opinion, they should! Real estate has always been a secure and sound investment.”
Wrapping Up: Key Takeaways from Industry Experts
The housing market will continue to evolve, and it will certainly experience bumps and bruises along the way. With that, staying informed is your biggest asset. Fox, Agrawal, and special guest, Bob Corcoran, hit it right on the nose, helping paint a picture of what the housing market will look like for the remainder of 2025.
