Veros White Paper Gives Insight into Applying AVM Technology in Whole Loan & REO Portfolios

Santa Ana, Calif. – August 9, 2011 – Veros Real Estate Solutions (Veros), an industry leader in enterprise risk management and collateral valuation services, has announced the release of a free white paper entitled Applying AVM Technology in Whole Loan and REO Portfolios.

The white paper provides insight into the benefits of using AVMs to determine the value of residential real estate collateral, including performing properties and REOs. More specifically, the paper addresses:

  • Using granular, zip-code level analysis verses broad indices for more accurate portfolio valuations.
  • Using specialized AVMs to value REO properties, including modeling worst-case scenarios for risk management purposes.
  • Using AVM and other data sources to identify potential high-risk portfolio assets and estimate worst-case values.

Included is an overview on the U.S. housing market performance, losses and valuations, as well as a comparison of zip code analysis verses traditional index estimates and REO valuations verses broader index estimates. Additionally, there is a discussion on the methodology of identifying which properties within a portfolio reflect the highest risk of default over a period of time.

This is the second in a series of three white papers focusing on AVM technology and its various applications specific to the secondary investment market, as well as the residential housing market. The first white paper is entitled AVM Valuation and Forecasting Technologies: Capital Markets.
